The recent groundbreaking for the new library in the Marmalade Neighborhood is only the first step of many to come in the near future.
ClearWater Homes has been awarded Marmalade’s Parcel-2. ClearWater has contracted the Marmalade Library’s principal architecture firm of Blalock and Partners to design the multi-story, mixed-use residential and retail development to be built adjacent to the library along 300 West.
Parcel 2 is currently in the preliminary design phase with the intent of delivering an eco-friendly LEED Silver Certified living experience that will realize substantial energy savings over traditional building methods. ClearWater anticipates delivering an estimated 200 new homes between two buildings, one as for sale condominiums and the second as market rate for lease apartments.
The Marmalade Property is ideally situated within the hub of activity along 300 West, with easy access to the airport, downtown, public transportation, outdoor recreation, and many of Salt Lake City’s unique and charming neighborhoods.
The objective for the Marmalade project is to strengthen the aesthetic, social, economic, and environmental quality of the established, surrounding neighborhoods by creating a phased, mixed-use development—anchored by the library groundbreaking and featuring housing, office, and limited retail opportunities—that will provide civic spaces, real estate products, and services that are compatible with the needs and wants of the community and the local market.
The project will also develop an integrated park within the center of the block to be openly accessible year round with programmed public events, communal gathering, and socially engaging to children, families, residents and workers alike.
ClearWater and Kevin Blalock are currently developing several projects within the downtown Salt Lake City area and will bring an established identity to the phased, mixed-use redevelopment of the now-vacant site along 300 West between 500 and 600 North.
Marmalade’s long awaited identity as the northern gateway into Salt Lake City is taking shape and ClearWater Homes is proud to be a partner in its promising future.
